Can I Install an EV Charger in My Vancouver Condo?
Yes — in most cases. The BC Strata Property Act gives strata owners the right to make alterations to their strata lot, including installing an EV charger in a designated parking stall, subject to strata council approval. This applies to owned parking stalls; common-area parking is more complex and typically requires a strata-wide EVEMS or shared charging solution.
Your Rights Under the BC Strata Property Act
Under the Strata Property Act, a strata corporation cannot unreasonably refuse an alteration request from a strata owner. If your parking stall is part of your strata lot (shown on your strata plan), the strata council must have a legitimate reason to deny your EV charger request — and "we haven't done it before" is not a legitimate reason. Many Vancouver strata councils are approving EV charger requests routinely as EVs become more common.
How to Get Strata Approval
- Review your strata bylaws — look for alteration request procedures. Most require a written application to the strata council.
